At least one mortgage lender is trying to bring back assumable mortgages to keep the pipeline of real estate sales open.
Why it matters: Assuming an existing mortgage allows a buyer to get into a property at the sellerโs interest rate, which is much lower than the current rates and can yield a higher sales price for the seller.
Unfortunately, not all mortgage loans are assumable. Only government-backed mortgages like FHA, VA, or USDA loans are assumable.

Around two-thirds of mortgage loans are not assumable because they are held by Fannie Mae, Freddie Mac, or servicers of non-conforming loans.

However, the niche of loans eligible for assumption is often found on properties typically considered starter homes for first-time homebuyers.
