Our History

How We Became Florida's Largest Land Trust Company


Our story is one of growth, resilience, and a consistent commitment to helping clients protect what they've built. From a solo practice in 2004 to the largest land trust operation in Florida — here is how we got here.

1996 – 2006  |  The Foundation

Building a Practice Around Real Estate & Land Trusts

Our founder and CEO, Attorney Joe Seagle, began practicing law in North Carolina in 1996. In 2001, he relocated to Orlando, Florida, and joined a firm that operated its own real estate title insurance agency — an experience that gave him firsthand insight into how property transactions, title services, and trust structures intersect.

He launched his own firm in the late summer of 2004. During the height of the real estate boom, the practice and its affiliated title agencies grew rapidly. His title agency (PCS Title) and land trust company (TRSTE, LLC) handled hundreds of closings each year, while the law firm focused on representing private lenders, real estate investors, and timeshare developers.

2007 – 2012  |  The Recession & Rebuild

Navigating the Great Recession

In August 2007, the real estate market came to an abrupt halt. Monthly closing volume dropped from 100 transactions to 20, then 10, then 5. With three title agency locations and more than 20 employees, accepting that the boom had ended was difficult — but necessary. Joe made the hard decisions: reducing staff, consolidating locations, and fundamentally pivoting the business.

The firm relocated to a newly renovated office building it had purchased in 2005 and shifted its focus to mortgage foreclosure defense and prosecution, bankruptcy, and estate planning. The title and trust companies continued operating, with one agency shifting to timeshare closings for major national developers.

By 2012, the economy had stabilized. Bankruptcy and foreclosure work were retired from the practice, and the team returned to its strengths: real estate closings, land trust administration, and estate planning. The firm's title agencies handled Florida residential and commercial closings, as well as timeshare resale closings in more than 20 states and throughout the Caribbean.

2020 – 2022  |  Modernization

Going Paperless & Embracing Intentional Growth

In 2020, the firm completed a full transition to a paperless, cloud-based model. Within days of the nationwide stay-at-home orders, every team member was working remotely and every file had moved to the cloud — a shift the firm's coaching program and mentors had long championed.

In January 2021, the leadership team adopted the Entrepreneurial Operating System (EOS) as its operating platform. EOS provided the structure to improve marketing, financial tracking, sales, HR, IT, and operations — all at once and in a coordinated way. After years of gradual, inconsistent growth, the firm was finally scaling with purpose.

In late 2022, private equity firms approached the leadership team about acquiring the timeshare-focused title agency. The Florida-only residential title agency was closed at year-end, and the timeshare title agency sale was completed in early 2023, generating capital to reinvest directly into the land trust operation.

2023 – Present  |  Florida's Largest Land Trust Company

The Acquisition That Changed Everything

In April 2023, Joe Seagle acquired Land Trust Service Corporation and most of its subsidiaries from Mark Warda — widely regarded as the grandfather of Florida land trusts and author of the definitive book on the subject. Over the following year, Mr. Warda transitioned into well-earned retirement while remaining available for consultation on complex or historical matters.

Land Trust Service Corporation, combined with TRSTE, LLC, now operates under a unified brand: MyLandTrustee.com. Together, these companies form the largest land-trust-focused operation in Florida — and quite possibly in the entire Southeastern United States — with more than 1,500 clients and 2,100 trusts under management across 65 of Florida's 67 counties.

Today, MyLandTrustee.com works hand-in-glove with our affiliated law firm to provide clients with trustworthy third-party land trustee services, statutory registered agent services, and legal services related to real estate transactions of any type. Our mission is simple: protect your privacy, protect your assets, and help you build wealth with confidence.
